Deed

The legal document that transfers ownership of real estate.

What Deed means in an estate

A deed names who is transferring the property and who is receiving it, describes the property, and must be signed and usually notarized, then recorded with the local land records office. In estates, a new deed is often needed to move a house from the deceased owner into an heir's or a buyer's name. The type of deed and recording requirements vary by state.

How this works in your state

The concept is national, but the forms, procedure names, thresholds, and filing practice vary by state. Open your state glossary and guides to see how deed is handled where the estate is being settled.
